  • Analyze market conditions and recommend rental rates
  • Marketing of property to procure qualified tenants
  • Coordinate new tenant move-in process: collect security deposit, monitor condominium association application & approval, conduct walkthrough
  • Collect rents. Enforce late fees when applicable
  • Coordinate evictions if necessary
  • Record invoices and process payments
  • Provide monthly income and expense report & deposit net owner proceeds
  • Administer lease renewal
Safeguarding Assets
  • Conduct initial inspection and coordinate necessary works to make unit rent ready
  • Regularly inspect units and coordinate work orders when necessary
  • Respond to property maintenance emergency calls
  • Perform turnover inspections to assess conditions and determine tenant’s security deposit withhold
  • Manage tenants’ turnover repairs
  • Request quotes from insurance agents
  • Coordinate insurance claims
Keeping Compliance on Track
  • Act as owner’s representative before Condominium Associations
  • Respond to any Associations requests or inquiries
  • Coordinate annual property tax payments
  • Monitor corporation renewal status
  • Provide year-end financial statements for tax return preparation
